The title says it all really !

As soon as the development at Eynesbury was announced I wanted to live there, however we had only just built our current house. What a difference 2 and a bit years can make ! We have been out twice and love it !

As soon as a suitable block comes up we will deposit. Stage 7 and 3A are currently selling. We are not looking for a golf course block as the dual frontage scares me, lol ! None of the blocks left in stage 3A are wide enough for what we want to build so looks like we will have to wait.

It's hot today so I am trying to get some stuff done around here that I just keep putting off. One of those tasks has been to list items on Ebay.

First things to go are our bar stools. I have my eye on some others so although we have only had these for 12 months or so they just have to go !

Just needs a few finishing touches, I still have to paint some of the trims and affix the letterbox and ships bell and make a sign for the door. Then it is onto the landscaping for the cubby(now, that's the sort of sized landscaping project I can handle, lol ), J wants a water feature for his front garden, lol !!!!!

Finally got our plantation shutters and blinds installed. To say that I am less then happy is an understatement !!!!! The romans I got from http://www.iseekblinds.com.au/ are fantastic. The plantation shutters I got from another company are also great but their romans are shite quality and their customer service is non-existent.

Gosh, how slack of me, I can't believe it has been soooo long since my last update !!!!!

First NYE. We spent NYE at home for the first time in years !!!!!!! We got to see plenty of fireworks and the boys had a ball. The seafood went down a treat as did the alcohol (for the grown ups, lol )

Christmas is over *sigh* only 363 sleeps til Santa comes, lol !!!

Decking was finished on the 23/12, talk about cutting it fine ! Melbournes weather has just been ridiculous, we were lucky to get it finished in time for Christmas at all !

Now we just need an outdoor lounge and the decking area will be complete !

Still on the list of things to do:

1. Screening fence (possibly merbau) to hide the water tank

2.Screen for the bin area

3. Landscaping to begin on the backyard

Our new bedroom suite was delivered yesterday and it is sooooo lush, even if I do say so myself.

Who said touch lamps can't be classy.

Poor Lachie, this is what moving day does to a 4 year old by 6pm !

There have been a few troubles with the house since moving in. Nothing too major and our super has had everything fixed really quickly ! Will update more in the next post.

Well, we moved yesterday, and thank goodness we didn't hold off til today as it has been pouring. We now have some lovely mud baths in our backyard, lol !!!! Even the dog is too scared to go outside for a leak, lol !!!!

I will probably bore you all with way to many pics over the coming weeks, but i really am so happy with how our house has turned out that I have gone snap happy !!!!

D'oh, I just realised none of the lights were on when I was taking the pics, no wonder they are so dark !!!

Moving day is officially tomorrow however I have been a busy little bee today and have taken a few car loads over with a few more to go tonight.

"1 week to go,only 1 week to go" lol !

Had our PCI today, there is a list of small items to be fixed, nothing major and all should be done by next Tuesday ready for handover next Wednesday. I did get a bit sick of our supers replies to our queries being 'well, I wasn't the super at the time that was done......." Hmmmmm not our bloody problem, just fix it already, lol !!!

Oh, and there was wee in our toilet !!!!! The bloody cheek of it, we now have a 'used' toilet !!!!

Oopps - Lost trackof the the weeks in all the excitement, lol !

PCI is booked in for 24th October. All things going to plan settlement is booked in for 31/10.

Downlights, alfresco fan, outside lights, switches etc....have all been installed. Shower screens, mirrors, toilets and taps are in.

The temp fencing is gone and the site is clean.

Only problem that is onw evident is that we have lost our boundary pegs.....That should make putting the fences up interesting.......

All our plumbing is in, YIPPEEEEE !!!!!! The render has also been painted. I am actually quite happy with the exterior now, lol.

The infil above the garage is to be painted the same colour as the render.

So excited !!!! Timber look garage door has been installed, forgot the camera though so will have to take a pic on Wed.

Got a quote for an exposed aggregate drive and front porch, came in at $4.5k, about what we were expecting.......It's all coming together !!!!!!

Tiles are 95% finished. YAY !!! We are ecstatic with them. The job they have done is awesome and I am really happy again with our selections !

The bi-folds and front door have been stained.

Still a few odds and ends to sort out. One of the basins for the ensuite was cracked and is yet to be replaced. The infil over the garage door has been painted the wrong colour. Other then that, bring on the move !!!!!!!!!

Annette called today to advise our PCI date is 25/10 with handover scheduled for 1 week later....YIPPEEEEEE !

Have to choose a new colour for our water tank as the one we chose has been discontinued. Also have to organise formal quotes for fences to be sent to our new neighbours. Need to get the driveway organised too.........

Popped out to the house today and the painter was there. Great guy and is doing a fantastic job !!! He said he should be finished by about Wed or Thu next week, which means the tiler will be delayed until the following week *sigh*

We are really happy with the colours. The skirtings and doors are Wattyl "chalkdust" and the walls are Wattyl "scallopine". I am looking forward to seeing the outside colours come together. I don't know how the painters do it. The fumes were so strong !!!

The electricians made a nice mess of the rendering. Glad we don't have to fix it.

Got some fence quotes last week. Best was for $55 p/m, that includes capping. We also want Merbau horizontal slat gates on either side of the house, they will be $495 each including GST.....Everything just keeps on adding up, lol

Week 12 - Painting has begun !!!!!!

Seems our new Super, Brett, has things happening without even knowing it, lol. I did a drive by of the house today and the front rendering has been done and the painters were inside working their little patooties off !!!! Brett didn't even know the rendering had been started let alone finished !

Week 10 - Sigh....

I am really disappointed with our bricks :( The austral homestead tan range seem to be lighter then they were previously. It bugs me everytime I see them. We did the right thing before we chose our bricks, checked out houses in progress etc......They are definately a shade lighter then they were when we began looking.

Checked out the house today and the window in the family room has been smashed, although nothing else in the house was damaged/touched which is very strange.......

Skirtings/architraves have been fully installed and the brickwork has been completed. Shelves have all be installed.

No photos as pics of shelves aren't too exciting, lol !!!

Mid-week ramble...........

Jase finally got to speak to our new Super this morning. We have a few issues, one being annoyance with his lack of communication. Anyhoo, we have a site visit scheduled for 6.45am (I kid you not :0) next week.

Painters are scheduled to start next Thurs and will take approx 3 days. Tiler will start as soon as the painters have finished. Super told Jase that we sould have our expected completion date by the end of next week. At the moment he estimates it should be by the end of Oct !!!!!!!

Some of the brickwork is rather sloppy so they are currently fixing it. There is also the issue of the missing bricks under the rumpus window.......

The bricks were cleaned yesterday, however they left the bricks where the render is going....hmmmmmmm

Week 9 - Our elusive super

No pics this week as not much has happened since last week. Cornices have been finished and the skirtings and doors have been delivered. Handles have been fixed to the cabinets in the bathroom, ensuite and laundry.

Brickwork is still to be cleaned and finished under the rumpus room window

According to our CSR we are 1.5 weeks ahead of schedule.

We are still to hear from our new super..........

Week 8 - whoa there !!!!!

After weeks so not much action we were totally suprised when we visited today. The brickwork is almost finished, the plastering has been done with the cornices delivered and just waiting to be put up. The cabinets have also been installed !!!!!!!! I am really happy with out colour choiced for all our cabinets. It is really beginning to feel like 'our house' !!!!!!!!

Also got to meet our new neighbour Tony (Uncle Ant) and his mum and kids. Tony's coffee making skills are Starbucks worthy. :)

Week 7 - So who's a nuffy ?

Hmmmm visited the house today, the brickwork is 1/3 complete, ceilings have been plastered and the plaster sheets for the walls are waiting. Insulation has been put in.

Got the camera out to take some snaps and the batttery died before I could get even one.....What a dufus !!!!

We are still without a super, the building manager is looking after us at the moment. Our house is now classified as a 'reverse build' - It is at lock up before the brickwork has been done. Now the brikcies and plasterers are working at the same time. We are running about a week behind which isn't too bad considering.

Might pop out and get some pics tomorrow depending on how much time I have.

We are very happy with the colours so far although I am still undecided about the frame colour on the windows and sliding doors, it looks good, just not 'perfect'......hmmmmm, I am just never happy, lol !

Week 6 - Knock Knock, who's there ?

Not many photos this week as not much 'visually exciting' stuff happened, lol !

Our front door has been installed, as have our beloved bi-folds.

The frame for the bath has also been installed.

Electrical wiring has been done. Our bricks and sand have also been delivered, ready for the brickies to start on Monday.

First inspection has been completed with not many things to rectify.

Life is good :)

Okay, so I am a tad happier today :) Lachie and I did a drive-by this morning and 1/3 of the roof tiles were on already and the windows were being taken off the the truck, YIPPEEEE !!!!

Well here we are at week 4. Not much has happened since last week. The guttering has been installed and the roof tiles and door frames have been delivered. Hurry up already, lol !!!!

Found out on Thursday that our supervisor has left PD and our new one starts on Wednesday.

Hopefully this week will bring some noticable changes so I can take some more pics !

Although, am a bit concerned. Slab was poured this morning and it has been steadily raining for the last 90 mins.......Hope our slab hasn't ended up in the wetlands at the bottom of our street........

Slab was meant to be laid today. We were also meant to meet our supervisor at 10am on site. At 9.50am we recieved a call to say he had a client meeting that had 'forgottten' about and would give us a call about 1pm......Headed out to the block ourselves at 2.30pm to have a look and no action or slab :(......Still haven't heard from our supervisor >:(

Edited to add: heard from David late today, was too wet to lay slab this morning so are aiming for tomorrow morning. If all goes to plan frame will be delivered on Monday and will be put up early next week.

Oh happy day !!!! We finally have formal approval so as soon as PD received their deposit from the land developer we can start building !! WOO HOO !!!!

It's terrible, the longer they take to start building the more I am stressing over all of our colour choices *sigh* I am sure it wil all come together nicely....

Hmmmmm, I wasn't so sick at the moment I would be popping the top off some bubbly tonight :)

After the stuff up with the first valuer, a second one was sent out on Thurs. Jase received a call from her saying she was at the block but where was the house ? Apparently she was not told by R**s that she needed to value a house that was to be contstructed and land. Therefore, she wanted to know if he had house plans etc...... He advisd her to contact R**s as they had everything and surely should have passed the info on the her that she required ??????

We have not heard anything further today and as Monday is a Public Holiday (bloody Queen) we will have to wait until at least Tues. We are nearly halfway through the month already !!!!

And so the R**s saga continues........They sent the valuer out to value the land today, only problem is the address they gave the valuer to value is the address of the property we are currently residing in, which is a rental !!!!!!!!! Why do the words moronic, hopeless, useless and crap come to mind whenever I think of them...Even the valuer was p*ssed......

Jase got a call from PD today. They are ready to start !!!!!!!! However, we are still waiting on R**s to pull a finger out *ho hum* going on past experience they won't break any records........We were also advised by our Mortgage Broker that because we are now combining the land and construction mortgage R**s want to charge us ANOTHER valuation fee on the land, even though they valued it for the land mortgage 3 weeks ago !!!!!!!! I KID YOU NOT ! They want money basically for breathing.......Who's idea was it to de-regulate the banking industry.......

Anyhoo, at least PD are ready to go :) So as soon as the ok comes from R**s, off we go !!!

At 11am today we will settle on our block of land and our old house will settle, YIPPPEEEEEEE !!!!!! A huge thanks to Angela Naylor from Ideal Conveyancing, Karli Wood from Manorwood conveyancing and Kim at Choice, you ladies rock !

On another note, have decided to change the laminate colour in the kitchen but I am not sure what I want to change it to.....Have til mid next week to decide, the pressure, the pressure, lol.......

Here's a little tip, If you ever consider obtaining finance with R***S, then don't ! They have only had 45 days to get our documents organised for the sale of our house which was supposed to settle on Thursday, but guess what ? We find out today that they haven't done anything yet. Despite repeated contact from our Mortgage broker !!! Our MB is just about to lose the plot with them and can't believe their lack of service and incompetence. The rsult of this is that the new owners of the house are doing their nana, we have to wait longer for payment and we have to delay our land settlement again !!!!!

Have a fair bit to update today. Am finally back online after waiting for over a week for broadband to be connected only to find out that it is not available in our area (even though we have moved less then 1/2 a km away from our old house *eye roll*)

We signed our contracts for the new house on the 27/04 and were told that building would start in June instead of July, YIPPEEEEEE !!!!!!! Only a few minor problems with some detials in the contract and these have now been fixed.

Got the keys for our rental on the 27/04 and moved in that weekend. We have finally settled in are happy for this to be home for the next 7 months or so. Spent 4 hours cleaning our old house, that settles on the 17/05 so I am glad we had left plenty of time. Had a bit of a cry as I looked out into the backyard and all the boys toys and play equipment were gone, it seemed so empty and lifeless.

Am getting used to the pinkness of our rental, although I don't think I will be buying anything in pink for a long time, lol.

I think we have sorted out the lounge we are buying for the rumpus room and the outdoor lounge. Now to find the 'prefect' barbie !

YIPEEEEEE !!!!!! And whilst it is a little 'pink' (pink carpets, walls, skirting, laminate and sinks) it is a great size and is a means to an end.

I will be tripping the light fantastic when our house is built, lol.....

No luck with the rental app. Apparently the landlord doesn't want dogs and wants minimum 12 month lease.....Why in the hell the RE agent couldn't have told me that before making me inspect the property, fill in applications and ring the references is beyond me...... ARRGHHHHHHHH !

Have finally got my backside into gear this week and started lookling at rentals. With two young kids and a dog I am not liking our chances, especially as we only want an 8 month lease !

Applied for a house today, fingers crossed it is all ok...................

Nothing else to report. We have our contract signing on the 27th of this month, with a start date of first week in July. It can't come soon enough !

Yes, that's right, our house has officially sold !!!!!!!!!!! It ended up selling for nearly double what we paid so can't complain about that !

Bought our floorboards and carpet today. Total $7760. PD originally quoted approx $12k, so nice little saving there.....

These are the boards......Carpet is a plush "donkey Grey'..........Hmmmm it was SO hard choosing. Especially when Jase doesn't like pale floorboards but all our furniture is dark wood......... We are very happy with out choice though !

That's about it for the house now......looking for an outdoor lounge like this, and at $599 will prolly end up getting this one, lol !

Looks like our house may have sold.....Purchaser is just waiting on unconditional approval from his bank. Should know late today/early tomorrow where we stand.

In the meantime I have been spending all our 'future' money on new furnishings.....

I am lusting after two of these chairs in a patterned fabric

We have two three seater "toorak" lounges from Freedom in cream and I think these chairs with a fabric with a pale pattern would go nicely....

Have also picked out the chairs I want at the 'breakfast bar'

No more news on the new home progress. Have left two messages for our CSR to get back to me regarding the prices for all the upgrades we have chosen.......Am expecting the colour upgrades to be about $5-$6k

Have heaps of ideas for the landscaping of the backyard........At present I am trying to find an outdoor lounge setting in rattan with cushions for the alfresco area.......

I LOVE LOVE LOVE shopping, lol .....

Had colour and electrical selections yesterday. Who would have thought that we would go over budget on electricals by about $2k *oopps* It's all the downlights fault, oh and an extra powerpoint here and there, and a chrome ceiling fan for the alfresco........

Colours went well. The hardest decision for us was the colour of the render......It is all locked in now so hopefully we won't get a nasty shock when we see it all put into practice.

Jase got his "jarrah" garage door, hope he likes it, price was a whopping $1200 !!!

Of course, everything that we liked was an 'upgrade' surprise surprise, nevermind we are happy to pay extra if it means we get exactly what we want. We know all too well from building this house that often you skimp on things thinking that you will change them later and it just never happens......

I'm baaackkkkkk !!!!!

Our modem died last week so have been incommunicado. Just as well really, considering all the dramas we are having *roll eyes*

Our house is still on the market, we are not happy with the real estate agent but that's a whole other story.

Our mortgage broker told us that our finance for the land was approved when she hadn't even sent the paperwork in !!!!! Therefore our deposit date had to be extended as does our rebate, land settlement and tender date with PD...ARRRGHHHHHH !!!!!! I am SO over inefficiancy !!!!

Anyhoo, upwards and onwards.....Jase and I are doing out tile selections this Friday and colour and electricals next Tues......

Bathroom selections begin......

We have chosen Laminex 'fudgestream' for our vanity units in the bathroom...

With Porcher square twin basins in the ensuite and single basin in the main bathroom....

The shower will be white tiles with a pebble insert. The bath will be tiled with white with a pebbled insert recess in the wall. Floor tiles will be a pale fawn/taupe colour.

No news is good news........

Am having a shite week. Wish our bloody house would sell (yes, I know, it's only been ont he market ofr a week, I mean what do I expect *roll eyes*).....

Had 2 groups through on Saturday and 9 on Sunday. Out of those 3 groups were interested. It is just soooooo draining keeping the house up to insepction standard, especially with two busy little boys.

Our file has now gone to PD head office. Should be doing the colour and tile selections in the next two or three weeks.Jase will have to have a day off work as the interior place is only open during the week........

For those interested we are building the fully optioned Paddington 23.

Start date is first week of June. The land has cleared so hopefully there will be no delays adn we will be in before Christmas.

Checked out our land on Friday night with the boys. We already have a pile of mulch on it, with compliments of the developers who are mulching all the nature strips. Of course, the boys had to climb to the top of 'their mountain', lol

And then of course Jase had to check out the crossover for size, lol !

Looks ok to me.

Why is choosing a colour scheme for the kitchen sooooooo hard ? Jase has his ideas and I have mine, and of course, mine are the best, lol.......

I think we have managed to come to an agreement and this is pretty much how our kitchen will look.........

The only real difference will be the rangehood, ours is retractable and inside the overhead cupboards. That is pretty much the floor colour we are after too.

I am currently obseesed with glass splashbacks much to Jases frustration (I think they may be out of our budget, lol)

So, today is the day our finance for land has been approved. YIPPEEEEEEE !!!!

Now we just need to sell our house and all our troubles will be far away (well, for the time being anyway, lol)

Can't believe we are going to build again. Hopefully this time will be just as easy as the first.

We are building with www.porterdavis.com.au and getting all our 'dream' inclusions so this should be the last time we move for quite a while.

This is the residents (& guests) only resort that is 150 meters up the road. Already the boys can't wait to use the pool.

We are only 50 meters away from these wetlands.......

We are off to finalise our variations in the new house tonight. Hopefully we haven't forgotten anything.

We signed with an agent to put our home on the market on Monday. Hopefully it will sell reasonably quickly otherwise we could be in a spot of bother. Ah well, whats life without a few dramas, lol
